The architecture of recent luxury property development can be summed up as calm, cool, and crafted. Homeowners are increasingly looking for sophisticated, clean-lined designs and open floor plans which emphasize functionality. Additionally, luxury real-estate is also taking a turn toward building in industrial neighborhoods and incorporating sleek, geometric designs, as well as including next-level amenities to fulfill family-based needs. So, let’s take a look at these luxury trends in more detail.

New neighborhoods

In 2019, new luxury buildings are cropping up in unexpected places — namely in formerly quiet or secluded neighborhoods. In New York, luxury buyers purchasing swank, new properties in areas of Brooklyn which haven’t seen new developments in years. In particular, Hill West Architects recently finished two luxury projects (363 Bond Street and 365 Bond Street) located in formerly rundown industrial areas beside the Gowanus Canal. These condos are popular for their sleek, modern, and geometric design. Taking inspiration from the neighborhood’s industrial past, designers included weathered brick, quartz countertops, raw concrete, and expanses of mullioned glass. There’s also a sundeck in constant use by residents when the weather’s nice — it’s eventually set to stretch the entire length of the canal. Even in Quebec Canada, there's chalets for sale near Lake Superior (chalet a vendre lac superieur) popping up everywhere.

Functional open-floor plans

Open-floor plans and large entertaining spaces have been on-trend for a while now and their popularity shows no signs of slowing. Families are increasingly preferring the effortless functionality and flexibility of having one large, open space to cook, eat, sit, and spend time together — in comparison to individual rooms and separate kitchen space. Additionally, developers are incorporating disappearing wall features into their designs. These are floor-to-ceiling, double-paned, tempered glass panels which capitalize on beautiful, sweeping views while providing extra space for entertaining in the summer months. These glass wall features collapse and enable the occupant to easily move to and from the kitchen and deck. Since the walls also allow plenty of natural light into the buildings, they therefore lower energy costs.  

Bigger and better amenities

Next-level amenity packages are becoming increasingly important for luxury buyers, reveals Multiplan Real Estate Asset Management — developers behind new luxury condo building Miami 57 Ocean. Nowadays it’s often essential for new-builds to have large kitchens with built-in espresso makers, at least two refrigerators, two dishwashers, and two freezers. Moreover, the recent trend in outdoor living has sparked a demand for luxury outdoor amenities, such as, bar areas, islands, firepits, and pizza ovens. In particular, interior designers and architects report being increasingly asked to create climate-controlled oases, with commercial-grade heating and cooling systems, plus automated mosquito control. Buyers are also looking for indoor-outdoor great rooms with sliding glass walls that open up to outdoor living areas with outdoor flooring to match what’s inside.

These luxury trends in property development are set to continue into the foreseeable future. In particular, buyers will never tire of exciting and innovative luxury amenities which offer never-seen-before levels of comfort. So, we can expect to see even more extravagant features in new builds over the coming year.
