What is a Roof Sealant?

A roof sealant is also known as a roof coating. It is a sealing material made of rubber, silicone, acrylic, or polyurethane. Roof sealants are applied on the roof surfaces of RV's to restore old ones and to enhance the durability of new ones.

Roof sealants are important as they:

i). Make the Roof Water-Resistant- The roof becomes water-resistant once you apply the coat. It is a great solution to leaking roofs, as it permanently seals the gaps.

ii). Protect the Roof from UV Rays- UV rays can damage the roof, but applying a roof coating can protect it from the harmful rays.

iii). Prevent Molds from Growing- Mold and mildew can be annoying and not attractive. They can grow anywhere if not prevented. So, applying a sealant will protect your roof and keep it safe from molds.

iv). Extend the Lifespan of the Roof- Once you apply a sealant, be sure that your roof will have an extended lifespan of up to ten years depending on the weather conditions of your area and the quality of roofing material.

v). Saves Energy-roof sealants help you save energy as they reflect heat and prevent the roof from overheating, hence making you use less energy to make the interior cool and comfortable.

What are the Types of Roof Sealants?

There are different types of roof sealants. However, only a few are popularly used to seal roofs, and we shall discuss those.

a). Acrylic Roof Sealants

Acrylic sealants are water-based and the best for protecting your roof against UV rays. Their bright white color makes them highly reflective. You can also mix them with other colors.

b). Silicone Roof Sealants

Silicone is also a common material used for making sealing material. It is waterproof, flexible, and protective against UV rays and heat. Silicone sealants are great to use in areas prone to constant weather changes.

c). Polyurethane

Polyurethane roof coatings are made with solvent formulas and are available in two types;

i). Aromatic

Aromatic type is great for roofs exposed to human traffic as they can withstand high friction and damage. However, they cannot withstand too many UV rays and heat.

ii). Aliphatic

These are the opposite of aromatic coatings. They are highly protective against UV rays and heat but cannot withstand a lot of human traffic.

d). Sealant Tape

e). Rubber Roof Coating

f). Asphalt Coating

Sealants comprise many different compounds, which result in different levels of elongation after application. The roof tends to twist and flex; therefore, your coating should be able to hold up and still retain water-resistance properties.

iv). Water Resistance

This is among the most important factors to keep in mind. Protecting your roof and other items from water damage should always be a priority. Most sealants are resistant to water. However, some are more resistant than others. So, if you live in a region with extreme weather, you need a coating with more weather resistance properties.

v). Rigidity

The more extra fibers available in a sealant, the more rigid it becomes, hence becoming more tolerant to pressure, especially from weather elements.

b). Formulation

c). Ease of Application

The method of application determines the ease of application. Also, it is determined by the number of cots you need to apply and how long it will take to dry. Generally, silicone is the easiest to apply as it dries quickly, and also, one coat is enough.

d). Breathability

Roof sealants are made to provide surfaces with waterproofing properties. That means that water should not sip through it. However, if it's not breathable, any moisture generated under the coat will not be vaporized and may end up degrading the roof. Therefore, you will need a breathable sealant, as that will extend the life of your roofing.
